Responsibilities

  • The Property Manager is responsible for all building maintenance and operational activities, including environmental systems.

The responsibilities of the Property Manager will include, but are not limited to:

  • Ensuring the proper and timely maintenance of facilities and equipment repairs and responding directly to emergency situations, facility problems and coordinating and directing the necessary resources to resolve issues
  • Performing scheduled comprehensive maintenance inspections of buildings and grounds and other assigned locations, to identify damage and deficiencies from normal use, weather conditions, construction, maintenance, safety hazards and other facility deficiencies
  • Preparing necessary inspection reports for management and coordinating prompt corrective action with outside contractors and building engineers, electricians, maintenance technicians, groundskeepers, custodial and/or owner representatives
  • Coordinating and monitoring all facilities maintenance projects and Fire Safety inspections         
  • Assisting in the coordination of budget activities for assigned areas of responsibility, personally contributing to the preparation of annual operation, major maintenance and capital budgets
  • Monitoring monthly expenses and budget reports and identifying/justifying any variances           
  • Determining the necessary scope of work for projects and coordinating the solicitation of bids from outside vendors, contractors, suppliers, and service companies
  • Preparing contracts and change orders for the maintenance and repair of assigned areas and locations, controlling costs and operating within budget guidelines 
  • Ensuring the contract staff, service contractors, and rental and delivery companies provide proper maintenance  
  • Reviewing progress of work by contractors and issuing change orders as necessary
  • Reviewing completed project to ensure expectations are met
  • Providing a quarterly report to management on the work performance of the contractors and the work status of the Contractor’s employees and providing an annual recommendation on the continuation or termination of contractor services on each contract 
  • Reviewing maintenance procedures in the complex and other locations as assigned to ensure compliance with proper building maintenance, city, state, and federal safety codes and regulations and referring any irregularities to the appropriate area for correction. 
  • Responding immediately to employee safety and health concerns and working closely with the owner during emergency or hazardous situations

Qualifications

  • Construction, Engineering or relevant technical degree or equivalent experience and training
  • Comprehensive understanding of custodial, maintenance, construction, contracted services, service contract preparation and management, acquisition of supplies, and emergency procedures the application of construction methods, mechanics, electronics, and electricity, and the operation of assorted machinery and equipment used in facility maintenance
  • Excellent knowledge of building graphics including prints, drawings, and schematics
  • Thorough understanding of the preparations necessary for company functions and special events
  • Thorough and comprehensive understanding of operational and capital budget preparation and monitoring for a large office complex
  • Organizational skills and decision-making ability
  • Effective problem-solving, oral and written communication skills
  • Ability to operate a personal computer with various software packages
  • Ability to bend and move up to 30 lbs.
  • Detailed knowledge of OSHA, ADA and fire code requirements
  • Able to travel and have a valid Driver's License
  • Ability to obtain security clearance
